Architecture in New York, NJ & Beyond
LEAP is a full-service architecture practice designing ground-up buildings, adaptive-reuse projects, and thoughtful additions across New York and New Jersey. Every commission begins with a listening session — because architecture is a vehicle for social, environmental, and economic betterment, not a self-portrait.

How we work
We lead you through feasibility, schematic design, construction documents, permitting, bidding, and construction administration. You stay in the driver's seat; we handle the code, the coordination, and the calls with your GC so you can focus on the outcome.
Who we design for
Homeowners rebuilding for the next chapter of family life. Business owners who understand that a well-designed space quietly increases what customers spend. Nonprofits and community groups whose facilities need to work as hard as their mission. Wherever your goals point, our drawings work backward from them.
What sets our work apart
Human-centric planning, high-performance envelopes, daylight and views treated as primary materials, and construction documents complete enough that your bids come in tight and your project stays on budget.
Frequently asked questions
Do I need an architect for my project?
New York and New Jersey both require a licensed architect on most new construction, additions, and structural alterations. Even where it isn't required, an architect protects your budget by catching issues before they're built.
How much does architectural design cost?
Fees typically run 8–15% of construction cost depending on scope and complexity. We'll quote a fixed fee or percentage during your free consultation.
How long does the design process take?
A custom home usually takes 4–8 months from first meeting to permit set. Renovations and interiors can move faster. We'll build a realistic timeline with you upfront.
